Decided to get active and went to my first REIA Meeting.  To say I felt out of place going to such a meeting would be an understatement. I could  afford the house I was living in but not multiple houses.  

My thought:  they are going to laugh me out of the room if I show up at a REIA Meeting and tell them I don't have money to buy any additional properties.

Luckily, I went anyway.  That's when I first learned about wholesaling and how it worked.  

I knew I had to make this work but still needed to figure out how.

I had no huge budget for marketing but I KNEW there was something more out there for me than the W2 I was working.

... and I looked around my market and saw players that had huge marketing budgets compared to mine.

This meant I couldn’t compete (or so I thought).

There’s a stupid myth out there..that these larger wholesale companies are so good at what they do, there aren't enough deals to go around for everyone.

… Well, I can assure you that isn't true...

Since I didn't have the same marketing budget as these other people, I had to get an advantage in another area.

The answer:   lists / data

See, most wholesalers subscribe to a data service (maybe two) and then they download huge lists  of leads from those systems.  Then they market to those huge lists.  Everyone on the list is treated and looked at the same.

We can't play the same game as these companies spending $75K per month on their marketing.

I know, because I tried.

I gave it everything I had.

I gave it my BEST shot.

And it didn’t work.

Because I played by their rules and I did everything they did...
I ended up with A Huge Amount of wasted marketing dollars And I Hated It…
I hated it because I was working like crazy but just not seeing any results.

I knew the competition wasn't outworking me but why were they outperforming me?

 Why else does the list matter so much? Once we get our lists, we then invest lots of money marketing to those lists.  It costs the same amount of money to cold call / send a text / send a postcard to bad lists as it does to send them to good lists.  It's worth the time and effort to get the list part right before investing more money into your marketing. 
Concentrating on the lists was the perfect thing for me...
